30/04/2008 RUSSEL + AITKEN ACQUIRE NEW ALLOA BASE
Russel + Aitken Falkirk has announced today (30th April 2008), its acquisition of Alloa-based firm Allan Grant. David Anderson and Alasdair Adam, the former partners of Allan Grant, will continue to serve with the firm. The move by Russel + Aitken will enhance existing services to Allan Grant clients and the firm will be further developing the criminal practice and estate agency service.

Euan Bell-Scott, senior partner at Russel + Aitken Falkirk said: “This latest move illustrates our continued strategy for growth. We have an extremely strong estate agency team which will be developing business in the area, and offering buyers and sellers an outstanding service when it comes to house moves in the Hillfoots and across central Scotland.”

He continued: “Alloa Sheriff Court is one of the busiest in Scotland and our team of criminal defence lawyers offer an excellent, 24hr service. We are also registered with the Scottish Legal Aid Board.”

There are a variety of exciting developments underway in the Clackmannanshire area, for example the new bridge and forthcoming railway at Alloa. Such a thriving area has created fantastic opportunities for Russel + Aitken, which is known for its progressive nature.

05/11/2007 À la carte menu may improve conveyancing
Dianne Paterson, Russel + Aitken Partner and residential property specialist was interviewed by the Scotsman's Jennifer Veitch for an article regarding the concerns voiced recently by the Scottish Legal Services Ombudsman, that consumers need to be given clearer information regarding what to expect from conveyancing solicitors.

Dianne suggests:

"It's important to ensure consumers are fully informed about the services on offer from a firm, and that they feel confident in whatever services they choose," she says. "In order for this to happen it should be clarified at the outset exactly what is included in any service offered, what systems are in place, and who might be doing the work.
"This could be in the form of a menu of individual conveyancing services charged out at different rates, or a fixed fee that includes whatever might arise in a standard conveyancing transaction. Whether that service is factory conveyancing or bespoke, provided the service offered is explained in detail in advance consumers should be clear as to what is on offer."

There has been much in the press recently regarding the problem of multiple surveys, particularly in the 'hot spot' areas such as Edinburgh and parts of Glasgow.

Some propose a 'sellers survey' as being the solution. We disagree. A simpler solution has been going on for some time now amongst leading property solicitors in Edinburgh, which is the making of offers, even at closing dates, 'subject to survey'.

Such a solution has saved our clients the huge worry about multiple surveys and the subsequent costs. Obviously it puts more pressure on ourselves, the purchasing solicitors, to advise on price; however we believe that an experienced property solicitor will be more than able to give his client guidance as to what to offer.

We believe that we, in Russel + Aitken, are well placed to give such advice to clients. With the information available to us through our own sales records, the Property Centre archives and by keeping an eye on the 'hot' spots and up and coming areas we can give clients the advice and guidance they require. Should they be successful with their offer we can then arrange an appropriate survey for them. Of course, if clients would prefer to obtain a survey in advance of submitting an offer we are more than happy to oblige. The choice is theirs at all times but the options now are greater.
